Beginning November 2, 2026, new appraisal reports submitted to Fannie Mae and Freddie Mac through UCDP will be required to use the updated UAD 3.6 format. The new system replaces several traditional appraisal forms with one flexible report designed to provide more consistent and detailed property information. Buyers and agents may notice more detail about a home’s condition, renovations, kitchens and bathrooms, energy-efficient upgrades, and disaster-mitigation features such as impact-resistant roofing or storm shelters.
The purpose of an appraisal isn’t changing; it will still provide an independent opinion of a property’s value. But the information supporting that value will be more structured. For sellers and agents, keeping accurate records of renovations and major property improvements could become even more helpful during the appraisal process. Homeowners and buyers will likely notice more detailed information and a different report structure.
