OKC’s Mid-Year Report Card: Slow and Steady Wins

Halfway through 2026, Oklahoma City is doing exactly what a healthy market should: growing without getting overheated. The median sale price sits at $268,512, up just 0.4% from last year, while homes sold jumped 6.8%, showing steady buyer activity without runaway price growth. Active listings are up 7.5% and new listings rose 4.2%, giving buyers noticeably more to choose from than a year ago. Homes are taking a bit longer to sell, with days on market up about four days, and fewer homes are selling above asking or within two weeks compared to last year. That’s a sign competition has cooled slightly, putting a little more negotiating power back in buyers’ hands.

For landlords and investors, this is good news: prices are appreciating without volatility, and a bigger pool of listings means more opportunities to find the right property at the right price.
